Not A Typical Bank Solution
The Commercial Mortgage Centre deals with several specialist property development lenders, many of which will consider loans in excess of a typical bank solution. The amount you can borrow in the current market will vary according to the type of development and location. Lenders have amended their products and there is a range between lenders from as low as 66% of land and 50% of build costs from selective prime lenders and in other cases from specialist lenders up to 70% of land and 100% of build costs provided this does not exceed 65% of the GDV. At present it is possible to borrow 100% of both land and build costs only in cases where there is additional security available. We will be happy to assess each proposal free of charge and give a professional view on the funding potential that could be available.
Each development finance deal is individually assessed and priced against risk. We fully consider your proposal, the property details and the works logistics, then negotiate your own bespoke loan to be repaid from the proceeds of the sale.
